★ LOCATION:
Our property is located in a family-friendly residential neighborhood in Coconut Grove, one of Miami's oldest and most charming neighborhoods. Known as "The Grove," the area combines history, culture, lush tropical surroundings, bohemian architecture, locally owned cafes, independent shops, and beautiful waterfront scenery along Biscayne Bay.

CocoWalk and the heart of Coconut Grove are less than a 3-minute drive or approximately a 15-minute walk from the property.

We ask that guests please be mindful of our residential neighbors and keep noise to a minimum, especially after 10 PM. The home is equipped with noise monitoring devices, and neighbors may report excessive noise that impacts the community.

Located along the upstairs hallway between the bedrooms, the work den provides a dedicated workspace with comfortable seating and a TV.

★ LIVING ROOM:
Spacious living room with ample seating and Smart TV, creating a comfortable space to relax and spend time together.

★ LAUNDRY:
Washer and dryer are located in the laundry room off the living room, conveniently next to the garage.

★ KITCHEN:
Fully stocked kitchen featuring updated appliances, dishwasher, coffee maker, toaster, and the essentials needed to prepare meals at home during your stay.

★ OUTDOOR SPACE:
Enjoy your own private backyard with a non-heated pool and seating area. The pool is cleaned regularly.

Please note that Miami's tropical weather can bring strong winds, which may cause palm leaves and other natural debris to occasionally fall into the pool. A pool net is provided for your convenience.

★ PARKING:
Free parking on the property for up to 2 vehicles. An EV charger is also available.

★ PET POLICY:
This is a pet-friendly property. A non-refundable $150 pet fee applies. One pet is allowed with a maximum weight of 30 lbs. Please contact us with any questions regarding pet eligibility.

★ PACKAGE HANDLING POLICY:
Packages may be ordered and left at the door. This is a standalone property with no front desk or doorman. Guests are responsible for package retrieval and any lost or missing packages.

★ PROVISIONS:
We provide complimentary WiFi, Smart TVs with access to your favorite streaming platforms such as Netflix, an ironing set, laundry facilities, linens, towels, and essential toiletries.

Please note that washcloths and kitchen towels are not included in our linen service.

★ GUEST SCREENING:
For security and fraud prevention, guests may be required to complete a check-in screening procedure to verify identity, payment method, and booking information before receiving check-in instructions. Once the screening process is completed, your booking will be confirmed.

★ WHAT TO EXPECT:
We aim to make your stay comfortable by providing fresh linens, towels, essential toiletries, cooking utensils, and basic pantry items such as olive oil and salt. Our House Guide provides additional information, local recommendations, and helpful instructions for your stay.

★ WHAT TO DO WHILE YOU'RE HERE:
We've assembled a list of our favorite Miami restaurants, attractions, and activities in the House Guide. We're also happy to answer questions and help you make the most of your Coconut Grove stay.

★ EXTRAS:
We offer concierge services to our guests. Looking to rent a boat, arrange a private chef, book an in-home massage, or organize another experience? Our concierge can assist with arranging these services upon request.

These optional local services are provided by independent third parties and are facilitated by the managing host. They are not operated by or affiliated with the property owner. Optional add-on services are booked at the guest's discretion.

Housekeeping during your stay may also be arranged upon request and at the guest's expense. We reserve the right to assess applicable fees for excessive cleaning, trash removal, or property damage.

★ SAFETY:
We follow thorough cleaning and sanitation procedures to help provide a clean and comfortable stay. Exterior surveillance cameras monitor the property for added security.

Please note that a groundskeeper may access the pool area as needed for pool service, landscaping, and other exterior property maintenance.

★ OBSERVATIONS:
We enforce a strict no-smoking policy throughout the property. We also ask guests to be considerate of our residential neighbors by keeping noise levels low after 10 PM.

Violation of house rules or significant noise complaints may result in cancellation without refund.

Parties + Gatherings: Due to local community rules and guidelines set by the owner, parties and gatherings are prohibited. The total number of guests may not exceed the property's maximum approved occupancy without prior host approval.

★ CLIMATE AND BIODIVERSITY:
Our property is located in a tropical Miami environment with warm temperatures, humidity, and occasional rainstorms throughout the year. Please remember to apply sunscreen and stay hydrated.

Coconut Grove is also home to a diverse range of native plants, reptiles, insects, and other wildlife. Despite regular inspections and monthly pest control, occasional encounters with native outdoor "visitors" are possible. We continuously work to regulate and control their presence and maintain a comfortable environment for our guests.

Host and Keep Vacation Rentals will arrange any additional services during your stay.

The property is equipped with noise detection devices and exterior cameras.

QUIET HOURS:
Quiet hours begin at 10 PM. Please be respectful of our residential neighbors and keep noise levels low during this time.

Advance reservations are recommended for popular Miami restaurants, attractions, and activities. Our House Guide includes our favorite local recommendations, and we're available for additional questions.

GUEST COUNT:
Please book for the exact number of guests staying at the property. Additional guests require prior host approval. Subletting is not permitted.

TRASH & RECYCLING RULES:
All trash must be securely bagged and placed in the green bin with the lid completely closed. The blue bin is strictly reserved for recycling.

Please do not place regular garbage in the blue recycling bin. Incorrectly sorted waste may result in a $100 fine to cover the city's collection fee.

Hugging the shoreline of Biscayne Bay, Coconut Grove is one of Miami's most distinctive neighborhoods, known for its lush greenery, relaxed sidewalk cafes, charming streets, waterfront scenery, and locally owned shops.

The neighborhood's attractions include CocoWalk, Biscayne Bay, Barnacle Historic State Park, and the iconic Vizcaya Museum and Gardens. Its convenient location also provides easy access to Brickell, Downtown Miami, Coral Gables, and other popular Miami destinations.

The Grove offers a unique combination of upscale Miami living and relaxed neighborhood charm, making it an excellent home base for families, friends, couples, and groups visiting Miami.

We recommend a car as a good way to get around or uber as an alternative.

Guests have full access to the private villa and its amenities. Free parking is available on the property for up to 2 vehicles, with an EV charger available.
