These Booking, Payment & Cancellation Terms apply to reservations made directly through Host & Keep and its online booking platform.

By completing a reservation, you acknowledge and agree to these terms, along with any applicable rental agreement, house rules and other terms provided during the booking process.

1. Cancellation & Refund Policy

Stays Less Than 28 Nights

Guests may cancel their reservation at any time.

• More than 14 days before check-in: Full refund, less a 3% credit card processing fee.

• 7 to 14 days before check-in: 50% refund of the total booking cost, less a 3% credit card processing fee.

• Fewer than 7 days before check-in: No refund.

Stays of 28 Nights or More

Guests may cancel their reservation at any time.

• More than 30 days before check-in: Full refund, less a 3% credit card processing fee.

• 31 days or fewer before check-in: No refund.

The applicable cancellation period is determined based on the scheduled check-in date and the date Host & Keep receives the cancellation request.

2. Circumstances Outside Host & Keep’s Control

The cancellation and refund policy applies to reservations regardless of the reason for cancellation or changes to travel plans, including circumstances outside Host & Keep’s control.

Examples include, but are not limited to:

• Inclement weather

• Guest illness or injury, including COVID-19

• Road closures

• Flight cancellations or delays

• Travel delays

• Transportation disruptions

• Government restrictions or advisories

• Personal or family emergencies

Unless otherwise required by applicable law or expressly agreed to by Host & Keep, these circumstances do not create an exception to the applicable cancellation policy.

If Host & Keep is unable to provide the reserved property due to circumstances within Host & Keep’s control, the guest will be provided with the remedies applicable to that situation.

3. Payment Terms

Payments for reservations made through our online booking platform are processed through GuestyPay, our payment processing provider.

We accept major credit and debit cards, including:

• Visa

• Mastercard

• American Express

• Discover

• Diners Club

By submitting payment, you authorize the applicable charges associated with your reservation.

Additional charges may apply where expressly disclosed during the booking process or under the applicable rental agreement.

4. Reservation & Service Policy

Once a reservation is completed, the dates of the reservation are reserved specifically for the guest and are no longer generally available for other bookings.

Host & Keep schedules the services necessary to prepare and support the stay, including cleaning and property preparation.

These services may be scheduled and performed in advance of the guest’s arrival and may result in costs being incurred by Host & Keep even if the guest subsequently cancels.

If a reservation is cancelled, Host & Keep will apply the cancellation and refund policy stated above.

5. Changes to Reservations

Requests to change reservation dates, guest count, property selection or other booking details are subject to availability and Host & Keep’s approval.

A requested change may be treated as a cancellation and new reservation if the requested change materially alters the original reservation.

Any applicable price difference, additional fees or cancellation charges will be communicated before the change is finalized.

6. Booking Confirmation

A reservation is considered confirmed once the required payment has been successfully processed and Host & Keep or its booking platform has issued a reservation confirmation.

Guests are responsible for reviewing their confirmation and notifying Host & Keep promptly if any information appears incorrect.

7. Additional Rental Terms

Reservations may also be subject to additional terms, including property-specific house rules, rental agreements, damage policies, pet policies, occupancy limits and other requirements.

Where applicable, those terms will be provided to the guest during or after the booking process and form part of the guest’s agreement with Host & Keep.

9. Limited Rental Damage Waiver

Host and Keep charges a non-refundable Limited Rental Damage Waiver (LRDW) fee as a condition of all reservations. The LRDW program waives Guest’s obligation to reimburse Host and Keep for specified costs associated with accidental Eligible Damage to the Rental Unit arising during the contracted Stay, up to the applicable Waiver Limit. Where damage is determined by Host and Keep to be ineligible, excessive, or intentional, the credit card on file will be charged for related costs and documentation provided to Guest.
